Things to Consider Before Choosing A Wood Floor Finish
Durability
Durability is how resilient the finish itself is. For instance, polyurethane was once introduced as a hard finish that doesn’t need polishing, but over time, some polyurethane will.
Usability/Suitability
Some woods can have several different floor finishes applied to them. For example, hardwood floors can be finished with oil-based polyurethane, water-based polyurethane, or polyurethane varnish, all of which are suitable choices for finishing wood floors. Choosing a wood finish will also depend on the usability/suitability.
Appearances
Water-based finishes are not the best for darker woods because they don’t have enough pigment to give the wood stain colour. Multi Coats and oil-based finishing systems add colour to the woods, but they highlight the knots, mineral streaks and wood movement.
Toxicity Level
The finish you choose is a matter of personal taste and also has environmental issues. Lacquer dries faster than oil but contributes to air pollution in the factory because it must be sprayed.
Oil-based products may give better protection but are slow to dry and are said by some woodworkers to negatively affect the look of the wood. Water-based finishes are not very durable and require proper ventilation in warm weather. Spray varnish is convenient but expensive and not as effective as brushing or wiping on varnish.
Drying Time
Water-based finish, while the most environmentally friendly, is also slow to dry. Shellac and lacquer dry the fastest, usually within an hour or two, depending on humidity. Two coats of either varnish or oil take 24 hours to dry before final sanding and buffing. Varnish dries slower (overnight) than oil.

Stained Wood Floor Finish
Stains are a good wood floor finish option, and they can be applied with a brush or a sprayer. There are many different finishes available, and it is important to match the finish to the wood species.
Wax Wood Floor Finish:
Wax finishes are made by applying a thin coat of wax to the wood floor. The wax used is typically natural, vegetable-based, beeswax that in its pure form is white and opaque. The surface created is natural looking and has a nice lustre. Waxed floors are easier to care for than other kinds of hardwood floors since they require little or no maintenance to keep them looking new.
Oil Wood Floor Finish
This is the hardest wearing and easiest to maintain hardwood floor finish available. It is also very difficult to render in a wood stain formula, as it contains VOC’s that can not be included in a water-based product.
Polished Floor Finish
Polishing the floor is a two-step process. First, remove all the dirt, grime, and dust on your floor. Wipe down the surface of the wood with a dry microfiber mop or sponge mop; dust with a dry cloth; or vacuum with a canister vacuum. Use a cleaner that contains a disinfectant to sanitize your floor. (Make sure to use a cleaner formulated for floors, not for fabrics or curtains.)
The best-looking floors are those with a protective finish, like tung oil, for example. If your floors are already sealed or have a protective finish, they will likely look more impressive when polished.
Varnished Wood Floor Finish
Wood vanishes are one of the best types of wood floor finishes. An easy-to-apply finish for wood floors, it is great for wood.
The three basic components of varnishes- oil, solvent, and resin- are transparent, provide a tough protective finish, and provide a transparent finish. Each of those three elements is mixed in various proportions in order to create different kinds of varnish.
